Logan Square
Logan Square, located on the northwestern side of Chicago, is bordered by N. Kimball on the west, N. Western on the east, W. Bloomington on the north, and W. Chicago on the south.
Architecture
The architecture along the Logan and Kedzie Boulevards consist mostly of enormous mansions, while the side streets contain more moderate homes, condos, and apartments. The style is a very unique mixture of Victorian, Classic, and even a ‘European castle’ look. The early inhabitants had created an eclectic look that was truly original in itself.
Rentals
The rental prices in Logan Square vary according to how close the building is to the train and the overall quality of the apartment. The rental fees for studios usually fall between $500 and $650. One bedroom apartments are usually $600 - $900, two bedrooms are $750 - $1600, and three bedrooms are $800 - $2400. The areas furthest from the boulevards and trains generally offer the better bargains.
Sales
Condo sales in Logan Square usually fall within the $250,000 - $400,000 range. Cheaper ones can be found, but usually at the cost of either quality or size. Recently, the tax increases on multiunit buildings have driven the condo conversion trend, but the high availability indicates that they haven’t reached their maximum appreciation levels.
The Logan Square market offers many single family homes that have been remodeled in the past 15 years. Most of them start around $400,000. New construction luxury homes can go for as much as $800,000. The mansions seen along the boulevards occasionally become available and sell in the 7 digits (depending on the amount of restoration).
Multifamily units in Logan Square are gaining popularity (and price) due to the condo market. 2 flats usually start at $300,000 and 3 flats start at $700,000.
Schools
Logan Park offers a choice of eight different elementary schools, including Avondale, Chase, Funston, and McAuliffe. They also have some middle schools and high schools including Kelvyn Park High School.
Dining
Logan Square houses over 100 restaurants. Dine American style in the Rustik (the interior reflects the look of a rustic lodge) or fill up with barbeque at Calvin’s BBQ. Six Chinese restaurants include China Buffet, Chino Restaurant, and Friendship Restaurant. Residents can also find several Puerto Rican restaurants, 6 Italian restaurants and 30 different Mexican restaurants.
Nightlife
For anyone who didn’t get their fill from the restaurants, Logan square offers just as wide an assortment of clubs and bars. Helen’s Two Way Lounge is named for the entrances leading to opposite streets. Maryla Polonaise attracts a lively crowd, seating 500 people. It includes a dance floor, pool tables, and serves Polish and Latin dishes. And for those who like it quiet, the Relax Sports Bar is a nice place to catch the game with some buddies.
Fun Facts
The Illinois Centennial Memorial Column, located in the center of the traffic square and built in 1918 was designed by Henry Bacon…who had also designed the Lincoln Memorial.
Milwaukee Avenue was once known as ‘Old Plank Road’…it was made of planks of wood. |
